Search for bathroom remodel cost in Sarasota and you'll find numbers anywhere from about $6,700 to $150,000. Both are real. They just describe completely different jobs. One is a new vanity and a coat of paint in a hall bath. The other is a primary suite on Longboat Key gutted to the slab, with the shower moved across the room and a frameless glass enclosure built to order.

When we quote, three questions decide most of the price before we even talk about tile. Are the toilet, sink, and shower drain staying where they are? What's behind the walls and under the floor? So how much does a bathroom remodel cost in Florida? Mid-range projects statewide mostly land between $15,000 and $30,000. Sarasota runs a little higher at the top end because of coastal construction, condo logistics, and a lot of older homes. These are the tiers we actually see.

Labor is the biggest share

Across most remodels, labor takes 40% to 65% of the total. That's licensed plumbers, electricians, and tile setters, plus the hours spent on prep work you'll never see once the tile's up.

The shower is the second biggest

What Makes a Bathroom Remodel Cost More in Sarasota?

National cost calculators miss these. They're the reasons two identical-looking bathrooms a few miles apart can be priced very differently.

CBS block walls and slab floors

Most Sarasota homes built from the 1950s on are concrete block on a concrete slab. Moving a drain means saw-cutting and trenching the slab. Running a new valve on an exterior wall means chasing block, not cutting drywall. It's specialized labor and it's priced that way.

What older homes hide

In Laurel Park, Arlington Park, and Gillespie Park, we regularly open walls to find cast-iron drains, galvanized supply lines, or terrazzo under the old floor. Replacing a cracked cast-iron line under a slab can add a few thousand dollars, which is why we look before we quote.

Condos and the barrier islands

On Siesta Key, Lido Key, and Longboat Key, a condo bathroom adds elevator reservations, restricted work hours, hallway protection, paid parking, and a board approval packet. Coastal Florida bathrooms often land at $30,000 or more partly because of hurricane-code work elsewhere in the project. See HOA approval vs. permit.

Season and storms

Demand peaks when snowbirds arrive, November through April, and schedules fill up. During hurricane season, June through November, material lead times can stretch two to four weeks after a storm. Booking a late-spring or early-summer start often gets you a faster date. After Helene's surge and Hurricane Milton's landfall near Siesta Key in fall 2024, crews and materials across the county were booked for months, and that can happen again after any big storm.

Permits and jurisdiction

A full gut remodel usually needs $400 to $1,500 or more in trade permits, depending on whether you're in the City of Sarasota, Sarasota County, Venice, or Longboat Key. Humidity-grade materials

Sarasota's humidity punishes shortcuts. We spec porcelain instead of ceramic in wet areas, cement board instead of drywall, a full membrane instead of tar paper, and a properly sized exhaust fan. It costs a little more on day one and a lot less than mold remediation later.

Is a Low Quote Ever Too Good to Be True?

Sometimes a low quote is just an efficient crew. More often, in our experience, it's a quote that's quietly left something out. Before you sign, check for these:

  • ✓A permit line. If plumbing or wiring changes and there's no permit in the quote, ask why.
  • ✓The waterproofing method by name. A sheet or liquid membrane over cement board, not "moisture barrier" with no detail.
  • ✓Cement board, not drywall, in the wet area. Green board behind shower tile is a common shortcut.
  • ✓Allowances you can actually buy with. A $300 tile allowance in a quote for a 60-square-foot shower won't cover the tile you're picturing.
  • ✓A Florida license number you can look up. Check it on the Florida DBPR license search before any deposit changes hands.

Is It Worth It?

Is a Bathroom Remodel Worth the Money in Sarasota?

It depends on why you're doing it. If you're selling within a year or two, a clean mid-range update usually beats a luxury build. Buyers here, many of them relocating from up north, want a walk-in shower and nothing dated, but they rarely pay back every dollar of a $70,000 primary suite.

If you're staying, the math changes. A bathroom that lets you or a parent keep living safely at home costs far less than a single month in assisted living, and Sarasota County has one of the oldest populations in the country. That's why so many of our projects are aging-in-place remodels, not makeovers.

And if water is already getting where it shouldn't, soft grout, a spongy floor by the toilet, or a musty smell, the remodel isn't optional. It's cheaper now than after the subfloor goes.

A small hall or guest bath with the same layout usually runs $8,000 to $15,000 for a cosmetic update, or $15,000 to $25,000 if the tub is converted to a tiled walk-in shower. Small rooms still need the same trades and inspections as large ones, so the cost per square foot is higher.

Labor, in almost every case. Licensed plumbing, electrical, and tile labor usually makes up 40% to 65% of a bathroom remodel. Material choices matter most in the shower, the vanity, and the glass.

Condo and barrier-island projects add board approvals, restricted work hours, elevator and parking logistics, and stricter flood-zone review. Coastal Florida bathrooms often reach $30,000 or more partly because of hurricane-code requirements, and many island homes are built to a higher finish level to begin with.

Ours always does, as a separate line so you can see it. A full remodel usually needs $400 to $1,500 or more in trade permits depending on the jurisdiction. If a quote for work that moves plumbing or wiring has no permit line, ask about it before signing.

Keep the toilet, sink, and shower drain where they are, choose a stock vanity and standard-size porcelain tile, and use a framed or semi-frameless glass door. Scheduling between May and early summer, outside snowbird season, can also get you an earlier start date.

Florida law does not cap the deposit, but under Florida Statute 489.126 a contractor who takes more than 10% of the contract price up front must apply for the permit within 30 days and start work within 90 days of the permit being issued. Be cautious of anyone asking for most of the price before work starts, and confirm the license on the Florida DBPR website first.

A cosmetic refresh takes about a week, and a mid-range remodel with a new shower takes two to three weeks of work once the permit is issued. If it's your only bathroom, which is common in older Sarasota homes, we plan the schedule so the toilet is back in service as early as possible.
