What Makes a Pool Bath Different From a Regular Powder Room?

Plenty of Sarasota homes, especially the 1970s and 1980s pool homes in Gulf Gate, The Meadows, and Palmer Ranch, have a half bath with a door straight out to the lanai. It's one of the most-used rooms in the house and one of the hardest on finishes. Here's what we plan for:

  • ✓Wet, bare feet. Porcelain with a slip-resistance rating suited to wet areas, or smaller tiles with more grout lines for grip. No polished stone.
  • ✓Sand and chlorine. Solid-surface or quartz tops, stainless or PVD-finish hardware, and grout sealed against stains.
  • ✓Humidity. A bigger exhaust fan on a timer or humidity sensor, ducted outside. Pool baths fog up fast.
  • ✓The exterior door. In Florida, a door that opens directly to the pool area is part of the pool barrier. Under the Residential Swimming Pool Safety Act (§515.27), it needs an exit alarm or a self-closing, self-latching device. A replacement exterior door also has to meet Florida's wind-load product approval rules.
  • ✓A rinse station. Some clients add a small shower inside, or an outdoor shower just outside the door so sand never makes it in.

How Small Can a Powder Room Be?

The Florida Building Code sets minimum clearances that decide what fits, especially under stairs or in a converted closet.

Toilet clearances

At least 15 inches from the center of the toilet to any side wall or vanity, so the space is at least 30 inches wide, and at least 21 inches of clear floor in front of the bowl. A room about 3 by 5 feet is the practical minimum.

Ventilation

A bathroom needs an openable window of at least 3 square feet or a mechanical fan vented outdoors. Most interior powder rooms get a fan. In Sarasota, we size them generously and never vent into the attic. See lighting and ventilation.

Electrical

Bathroom outlets need GFCI protection. Adding a lighted mirror, a new sconce circuit, or moving the switch is electrical work that's permitted and inspected.

Doors that fit

In tight half baths, an outswing or pocket door frees up the clearance in front of the toilet. Pocket doors in CBS walls need a framed section, so we check the wall first.
