Waterside Place
Bathroom Remodel
The newest Lakewood Ranch village has luxury-priced homes, but builder-grade bathrooms. We close that gap with finishes that actually match what you paid for your home.
Waterside Place bathroom remodeling in Sarasota County (ZIP 34240) involves navigating the Lakewood Ranch community HOA, Sarasota County permits, and upgrading builder-grade finishes on homes built from 2019 to the present. Most projects run $20,000–$65,000, because luxury-priced homes deserve bathrooms that reflect their value, not their production builder's cost target.
You paid luxury price. Your bathroom shouldn't look like it came standard.
Waterside Place is the newest village in Lakewood Ranch, the southern expansion that sits in Sarasota County, not Manatee. The homes here are beautiful from the outside: concrete block construction, impact windows, generous lot sizes, waterfront locations on Kingfisher Lake and Waterside Lake. Many are priced from $600,000 to well over $1 million. Newer homes often need only a refresh, and our $10,000 remodel breakdown shows what that budget covers.
Then you step into the master bathroom. It's clean. It's functional. And it's exactly what you'd find in a tract home half the price. The tile is the same builder-grade 12x24 that goes into every community from here to Tampa. The frameless mirror over the vanity came off the same production line as the ones in the models. The shower has one function and a single threshold that catches water. Everything meets code. Nothing meets the standard the home's price suggests.
This is the Waterside Place paradox, and it's not unique to this community. Pulte Homes and DiVosta (the two primary builders active here) work on margin, and bathrooms are where the margin gets made. Pulte's standard bathroom package includes 12x24 ceramic floor tile, cultured marble countertops, and a prefab shower with a single Delta valve. DiVosta's package is similar, base-level porcelain, a builder mirror, and a single-function showerhead in a tub/shower combo regardless of how large the primary suite is. They spec what installs fastest and arrives pre-assembled. The result is a 2022 home with a 2006-feeling bathroom.
The good news: the infrastructure is excellent. Newer construction means modern PVC drain lines, proper waterproofing, and current electrical. We're not rebuilding the structure, we're replacing the finish layer. A wet room conversion, natural stone or large-format porcelain, a freestanding soaker tub, custom cabinetry with a real quartz top, these changes transform the space without touching the bones.
Because Waterside Place falls in Sarasota County, all permits go through Sarasota County Planning and Development Services. This is different from the northern Lakewood Ranch villages in Manatee County, and it matters because you're dealing with a different permit office, different inspection schedules, and different code officials. We know both counties and pull permits in both. For Waterside, Sarasota County is your jurisdiction. See County vs. City permits and HOA approval vs. permit for the full picture.

Permits, HOA, and county, here's what applies to Waterside Place
Lakewood Ranch spans two counties. Waterside Place is in Sarasota County. Here's what that means for your remodel.
Permits: Sarasota County
Waterside Place is in Sarasota County, ZIP 34240. All building permits go through Sarasota County Planning and Development Services. This is not Manatee County, which handles northern Lakewood Ranch villages. If you're not sure which county your home falls in, the simplest check is your property tax bill, it tells you the county.
We pull all applicable permits, structural, plumbing, electrical, and schedule required inspections. Nothing gets done without the proper sign-off.
HOA: Waterside Community Association
Waterside Place operates under the Lakewood Ranch master association with its own community association layer. There's an Architectural Review Committee (ARC) under Florida Statute §720.3035, but interior bathroom work generally doesn't trigger review.
The ARC governs exterior appearance, paint colors, landscaping, structures visible from the street. If your remodel stays entirely interior (tile, vanity, shower, fixtures), you almost certainly don't need ARC approval. If you're adding a window or changing rooflines, you do. We confirm before starting.
Closing the builder-grade gap in Waterside Place
Your home was built with excellent bones. The bathroom finishes just didn't match the price tag.
Tile & Shower Surround
Builder-standard 12x24 porcelain is fine, but it installs fast and costs little. We replace it with large-format slabs, book-matched stone, or designer tile with proper layout and grout joints you actually chose. The shower surround goes from functional to something worth showing people.
Custom Vanity & Countertop
The pre-fab vanity with engineered stone top that came with your Waterside home was selected for install speed, not aesthetics. We replace it with custom solid-wood cabinetry, soft-close drawers, and a natural stone or premium quartz countertop, a visual upgrade that changes the feel of the entire room.
Lighting & Fixtures
Builder fixtures, the single-bar vanity light, the basic chrome faucet, the standard showerhead, were chosen to round out a $2,000 bathroom budget per room. We replace them with LED backlit mirrors, designer faucets, multi-function rain showers, and layered lighting that actually makes getting ready better.

Waterside Place bathroom remodel, common questions
Most Waterside Place remodels run $20,000–$65,000 depending on scope. A master bath upgrade, new tile, walk-in shower, vanity, and fixtures, typically lands $32,000–$50,000. A full spa-level gut-and-replace with freestanding tub, custom cabinetry, and wet room conversion reaches $55,000–$65,000. Guest bath refreshes typically run $18,000–$28,000. We give you a detailed line-item estimate after an in-home visit, not a range from the internet.
For interior bathroom work, tile, vanity, shower conversion, fixtures, you almost certainly don't need Waterside Place HOA or ARC review. The community association governs exterior aesthetics under FL Stat §720.3035: paint colors, landscaping, exterior structures. Interior cosmetic work stays internal. If your project touches anything exterior, a window, a roof penetration for a new exhaust fan, a skylight, we verify with the ARC before starting. We've done this enough times to know where the line falls.
Sarasota County, ZIP 34240. This trips people up because Lakewood Ranch as a whole gets associated with Manatee County, and the developer (Schroeder-Manatee Ranch) is named after the Manatee River watershed. But Waterside Place is the southern expansion, fully in Sarasota County. All permits go through Sarasota County Planning and Development Services. Your property tax bill is the definitive check if you're unsure.
Because production builders, even at the $700,000 price point, install builder-standard finishes to hit their margin targets. The same tile pattern went into 200 homes in your neighborhood. The pre-fab vanity was selected for fast delivery and installation. The showerhead has one setting. None of this is a quality defect, everything functions correctly. What it isn't is the bathroom you'd design for yourself in a home at this price. That's what we fix.
Physical construction on a master bath typically runs 2–3 weeks. Add 1–2 weeks for Sarasota County permit processing. If anything in scope requires ARC review (uncommon for interior work), add 2–4 weeks. Total timeline from signed contract to finished bathroom: 5–8 weeks for most projects. We give you a project calendar before you sign anything, so you know exactly what to plan around.
