The Priciest Part of Your Bathroom Remodel Is the Part You'll Never See.
It isn't the tile or the vanity. In nearly every Sarasota bathroom we price, the plumbing and the waterproofing system eat the biggest share of the budget, and they're the last places you want anyone cutting corners.

Quick Answer
What is the most expensive part of a bathroom remodel?
Usually it's the plumbing and the shower's waterproofing system. Moving a toilet, sink, or shower drain adds roughly $2,500-$3,500 per fixture, and the wet area (pan, membrane, tile, glass) often takes 20%-35% of the budget. Keeping the existing layout can save up to 30%.

The Short Answer
Why Does the Hidden Work Cost the Most?
The most expensive part of a bathroom remodel is the part that takes licensed trades, inspections, and the most hours, and because it's what keeps water where it belongs. The tile you pick changes how the bathroom looks. The drain slope, the valve, and the membrane behind that tile decide whether it lasts.
In Sarasota, there's an extra layer. Most homes here sit on a concrete slab with concrete block walls. In a house up north with a basement or crawlspace, moving a drain means working from below. Here, it means saw-cutting the slab, digging a trench, re-pitching the pipe, and pouring new concrete. That's the single biggest reason layout changes cost what they do in our area, and it's why Bathroom Renovation Sarasota prices every job both ways, plumbing moved and plumbing kept, before you decide.

| 2 | Shower / wet area (pan, membrane, tile, glass) | 20%-35% of the budget | On finishes and glass, not on waterproofing |

What Does Plumbing Relocation Cost in a Sarasota Slab Home?
Plan on roughly $2,500 to $3,500 for each fixture you move, sometimes more if the run is long or the old drain is cast iron. That plumbing relocation cost covers more than the pipe. It includes:
- ✓Saw-cutting and breaking out the concrete slab, then hauling the debris.
- ✓New drain line pitched at code slope, typically a quarter inch per foot, plus venting.
- ✓A plumbing permit and an open-trench rough-in inspection before the slab is patched.
- ✓Re-pouring the concrete and leveling it for tile.
- ✓Chasing CBS block if supply lines or a valve move to an exterior wall.
A question we hear a lot: "It's only six inches, why does it need a permit?" Because any change to the drain is plumbing work under the Florida Building Code, whether it moves six inches or six feet. Our guide on what doesn't need a permit explains where the line sits.
In condos, there's another wrinkle. Drains usually tie into a shared vertical stack, and many associations on the keys won't allow a drain to move at all. Before we design a condo bathroom, we read the building's alteration rules so you don't fall for a layout you can't build.
Wondering if your new layout is worth the cost?
We'll price it both ways, plumbing moved and plumbing kept, so you can see the real difference before you decide.

Why Is Waterproofing the One Cost You Can't Skip?
Tile and grout are not waterproof. Everything that stops water sits behind them, and in Sarasota's humidity, that layer works harder than almost anywhere else.
What a proper system includes
Cement board (never drywall) on the shower walls, a sloped mortar bed or pre-sloped pan, a sheet or liquid-applied membrane over every wet surface, sealed corners and niches, and a flood test that holds water for 24 hours before any tile goes down.
What it costs
On a typical walk-in shower, the pan, board, and membrane together run about $2,500 to $4,500. It's maybe a tenth of the project, and the part that protects the other nine tenths.
What skipping it costs
A failed shower usually means tearing out the tile, replacing rotted framing or subfloor, and treating mold. That often costs more than the original shower. And many Florida policies limit coverage for slow, repeated leaks. Since Helene and Milton in 2024, we've also opened plenty of island and west-of-the-trail bathrooms where storm water got behind tile that looked fine from the outside.
How to check a quote
The quote should name the membrane system and say cement board for wet walls. If it just says "waterproofing included," ask what product and whether there's a flood test. Our waterproofing page goes deeper.

Where Should You Save, and Where Shouldn't You?
Good places to save
- ✓Keep the toilet, sink, and drain where they are
- ✓Standard 12x24 porcelain instead of mosaics or slabs
- ✓A stock vanity in a standard width
- ✓Semi-frameless glass instead of heavy frameless panels
- ✓One niche instead of three
Never cut these
- ✕The waterproofing membrane and flood test
- ✕Cement board behind wet-area tile
- ✕A pressure-balancing anti-scald valve
- ✕An exhaust fan sized for the room and vented outdoors (see ventilation)
- ✕The permit and inspections
Questions We Get
Questions About Bathroom Remodel Costs
Plumbing changes and the shower system. Moving a fixture adds about $2,500 to $3,500 each, and the shower's pan, membrane, tile, and glass together often make up 20% to 35% of the budget. Skilled labor overall usually accounts for 40% to 65% of the total cost.
Usually $2,500 to $3,500, and more if the run is long or the existing drain is cast iron. In slab-on-grade homes, which covers most of Sarasota, the concrete has to be cut, trenched, and re-poured, and the work needs a plumbing permit and inspection.
Yes. Keeping the toilet, sink, and shower drain in their current locations can save up to 30% of the total budget. You can still change almost everything you see, including the tile, vanity, shower style, lighting, and glass.
Usually, yes. In a slab home, a curbless shower means recessing the slab so the floor can slope to the drain without a step. That adds concrete work and sometimes a linear drain. For aging-in-place projects, the safety benefit is often worth it.
On a typical walk-in shower, the pan, cement board, and waterproofing membrane together cost about $2,500 to $4,500 including labor. It's a small share of the project but the most important protection against leaks and mold in Florida's humidity.
In homes built before the 1980s, common surprises include cracked cast-iron drains, galvanized supply lines, rotted subfloor near the toilet, terrazzo under the old floor, and previous unpermitted work. A 10% to 15% contingency covers most of these.
