It depends on whether your property sits inside the City of Sarasota's limits. Inside the City, you file with the City's Development Services, Building & Permitting. Everywhere else in unincorporated Sarasota County, including Siesta Key, Gulf Gate, Osprey, and Palmer Ranch, you file with Sarasota County. Longboat Key, Venice, and North Port have their own departments.

Lakewood Ranch trips up a lot of people: it's one community, but it sits in two counties. A home on one street files with Manatee County, and a home a mile south files with Sarasota County. Same builder, same HOA, different permit office.

How Do I Find Out If My Home Is in the City of Sarasota?

  1. Look up your parcel on the Sarasota County Property Appraiser's site. The record lists the taxing district. If it shows the City of Sarasota, you're in the City.
  2. Check your property tax bill. City properties pay a City of Sarasota millage line. Unincorporated properties don't.
  3. Or just call us. We look up the jurisdiction on every job before we quote, because it changes the fee and the rules.

Your ZIP code won't settle it either. 34242 is Siesta Key (County) and 34236 covers downtown, St. Armands, Lido Key, and Bird Key (City), but several Sarasota ZIP codes include homes on both sides of the city line.

Venice & North Port

Each city permits its own work. Venice uses a one-year window for the flood 50% rule. Island Venice homes often sit in flood zones, so a bigger remodel gets a closer look.

Lakewood Ranch

Manatee County or Sarasota County depending on the parcel, plus neighborhood association rules on work hours and contractor access. Two separate things to line up; see HOA approval vs. permit.

No. Siesta Key is unincorporated Sarasota County, so bathroom permits there go through Sarasota County's Planning and Development Services. Lido Key, St. Armands, and Bird Key, by contrast, are inside the City of Sarasota.
