One thing we add to every accessible bathroom remodel in Sarasota that you won't find on an accessibility checklist: a continuous waterproofing membrane under the whole wet area. A curbless shower means water can reach more of the floor, and in our humidity, any gap in the waterproofing turns into mold or a rotted subfloor within a couple of years. What pushes a project past those ranges? Moving a toilet or drain across a concrete slab, widening a door in a load-bearing CBS wall (that one can need a header and an engineer's letter), or finding rot under an old tub. Does Medicare, the VA, or Insurance Pay for Bathroom Safety Changes?
Usually not Original Medicare. It doesn't treat grab bars, walk-in showers, or bathroom remodeling as covered equipment. But there are real places to look, and we're happy to write up an itemized scope for any of them:
- ✓IRS medical expense deduction. IRS Publication 502 lists grab bars and "other modifications to bathrooms" for medical reasons as costs that can be included in full, since they usually don't raise the home's value. You can deduct medical costs above 7.5% of your adjusted gross income. Ask your tax preparer; save your invoice and a doctor's note.
- ✓VA HISA grant. Veterans can get a lifetime Home Improvements and Structural Alterations benefit of up to $6,800 for a service-connected condition, or $2,000 otherwise, for things like bathroom access. Apply through the VA before work starts.
- ✓Medicare Advantage extras. Some plans include bathroom safety items as a supplemental benefit. Call the number on the member card and ask specifically about "home safety" or "bathroom safety devices."

City of Sarasota and Sarasota County permit review adds time up front, typically one to a few weeks depending on the scope.
If plumbing, electrical, or walls change, yes. Moving a drain, replacing a shower valve, adding a circuit, or widening a door all need a permit from the City of Sarasota or Sarasota County, depending on your address. Not when it's done well. A curbless shower with large-format tile reads as a modern upgrade, not a medical room, and Sarasota has a large pool of older buyers looking for exactly that. The one caution: many buyers want at least one bathtub somewhere in the house, so if you have two bathrooms, consider keeping a tub in the second one.
Yes. It won't remove the tub step, but it makes the existing bathroom a lot safer while you plan the bigger project.
The ADA roll-in shower minimum is 30 by 60 inches, with a clear floor space in front of it. A 36 by 36 inch transfer shower works for someone who moves from a wheelchair onto a seat. You also need about a 60-inch turning circle in the room and a doorway with at least 32 inches of clear width. We measure all of this at the assessment.
Usually not for the design, since it's all inside. But many Sarasota-area HOAs and condo associations, including communities in Lakewood Ranch and Palmer Ranch, have rules on contractor registration, work hours, dumpsters, and, in condos, flooring sound ratings.
