Because a single "average cost" blends rooms that have almost nothing in common. Looking at bathroom remodel cost by type gives you a number you can actually plan around. A 20-square-foot powder room has no shower to waterproof but still needs a plumber, an electrician, and a tile setter. A 120-square-foot primary suite has two sinks, a big shower, maybe a tub, and a lot more tile.

Where the bathroom is matters too. A primary bath in a 2005 Lakewood Ranch home starts from a very different place than one in a 1958 Laurel Park bungalow or a 1980s condo on Siesta Key. What Shapes the Price of Each Bathroom?

How much does a powder room remodel cost?

A typical powder room remodel cost in Sarasota is $15,000 to $30,000. That surprises people, since there's no shower. But the room still needs every trade: a plumber for the toilet and sink, an electrician for lighting and a GFCI outlet, a tile setter, a painter, and usually an inspection. The fixed cost of bringing each trade out is spread over very few square feet. The good news: because it's small, upgrades are cheap. A floor-to-ceiling tile wall or a floating vanity that would cost a fortune in a primary bath is affordable in a powder room.

Guest and hall bathrooms

This is the most common bathroom we remodel, often a 5x8 room with a tub and shower combo. The big decision is the tub. Keep it (or refinish it) and you're usually in the $12,000 to $18,000 range. Convert it to a tiled walk-in shower and you'll likely land between $18,000 and $30,000, because now there's a new pan, membrane, valve, and glass.

One thing we ask every guest-bath client: will young grandkids visit? If so, keeping one tub in the house matters. If the bath is mainly for adult visitors or a live-in parent, a tub-to-shower conversion is usually the better long-term choice.

Primary bathrooms

Primary suites have the widest range, $30,000 to well over $100,000, because the choices multiply: double vanity or two separate ones, a freestanding tub or a bigger shower, frameless glass, heated floors, a separate toilet room. The 1990s and 2000s homes in Palmer Ranch and Lakewood Ranch often have a corner jetted tub nobody uses. Pulling it out to make room for a large walk-in shower is one of the most common primary-bath projects we do.

Condo bathrooms on the keys and downtown

A condo bathroom in a Siesta Key, Longboat Key, or downtown Sarasota tower usually costs more than the same room in a house. The building adds steps: board approval, a certificate of insurance naming the association, elevator reservations, weekday-only work hours, floor protection in common hallways, and paid parking for the crew. Many buildings also require a sound-control underlayment under new tile so the neighbor below doesn't hear every footstep.

Pool and cabana baths

A distinctly Florida room. A pool bath with an exterior door to the lanai needs slip-resistant tile rated for wet bare feet, a stronger exhaust fan, and finishes that handle chlorine and sand. Some homeowners add an outdoor shower outside the same door. Expect $15,000 to $35,000 depending on whether the room gets a shower.

Adding a new bathroom

Adding a bathroom where none existed is a construction project, not a remodel. It means a new foundation or a carved-out space, a new drain line tied into the sewer or septic, roof and wall work if you're adding square footage, an engineer's plans, and zoning setback review. Budget $40,000 to $80,000 or more, plus two to four months including permits. In flood zones on the barrier islands, additions can also trigger FEMA substantial-improvement review.
