Deposits over 10%
Under Florida Statute 489.126, a contractor who takes more than 10% of the price as a deposit must apply for the permit within 30 days and start work within 90 days after it's issued. Know the rule before you hand over a check.
Pay as work is done
Payments should follow progress: a deposit, a payment when rough-in inspections pass, and the balance at final inspection and walkthrough. Never pay in full before the job is finished.
Lien protection
On jobs over $5,000, Florida requires a recorded Notice of Commencement (§713.135). Ask for lien releases from suppliers and subs as you pay, so nobody can lien your home for a bill your contractor didn't pay.
